There is a specific kind of paint failure we get called out to more than any other, and once you have seen it a few times you can spot it from the sidewalk. Not fading. Not the fine crazing you get on an old finish coat. Sheets. Pieces of coating the size of a hand or a dinner plate, curling at the edges and coming off the wall in one piece, with clean, chalky, undamaged stucco underneath.

Almost every one of those calls is on a house built between about 1920 and 1940, somewhere in the foothills, and almost every one has the same cause. It is worth explaining properly, because the standard response to it makes the problem worse and costs a lot of money doing so.

The Wall You Actually Have

Start with what a Revival era stucco wall is. Three coats of plaster, scratch, brown and finish, laid over wood lath or over expanded metal on the slightly later houses, hung on a wood frame. The mix is lime rich compared to what gets used today. That makes it softer, more forgiving of movement, and, most importantly, vapor open.

Vapor open means water molecules can pass through it. That sounds like a defect and it is the opposite. A wall assembly from that era has no plastic sheeting, no housewrap as we understand it, and often no flashing at details where we would insist on it now. Water gets in. It always has. The design assumption was never that water would be kept out perfectly, it was that whatever got in could get back out, by drying through the face of the plaster to the outside air.

For a hundred years, in a dry inland climate with hard sun and long rainless stretches, that has worked. The wall gets damp, the wall dries.

What Goes Wrong

Then somebody paints it with a coating that does not let vapor through.

Usually this is a heavy build elastomeric, because elastomeric is sold hard and it is sold on a real benefit. It bridges hairline cracks. On stucco with fine map cracking that benefit is genuine and visible immediately, which is exactly why it gets specified on houses that should never receive it. Sometimes it is not elastomeric at all, just several accumulated layers of ordinary exterior paint, each one reducing the wall’s ability to breathe a little further, until the tenth repaint is the one that tips it.

Either way the result is the same. Moisture still gets into the wall, because nothing about the flashing or the parapet or the sprinklers changed. But now it arrives at the back of a film it cannot pass through. It condenses there. It sits at the bond line between coating and plaster, softens the bond, and eventually the film lets go, either from its own weight or from the vapor pressure behind it when the sun hits that wall. Off it comes, in sheets, with dry chalky stucco underneath.

That last detail is the tell. If the plaster under the peeling is sound and dry looking, the failure is at the bond line and the cause was almost certainly moisture from behind. If the plaster is crumbling and soft, you have a different and more serious problem.

Which Wall Is Peeling Tells You a Lot

Walk the house and note where the sheeting is. In the foothills the elevations behave so differently that the location is close to a diagnosis on its own.

North walls peel first in a trapped moisture situation. They get little direct sun, so they dry slowest, and any water that gets behind the coating stays there longest. A north wall under one of the deep overhangs common on the Craftsman influenced houses here can stay damp for days after everything else is bone dry.

South and west walls fail differently. They take punishing UV and dry heat, and the wind that comes down out of the San Gabriels drives grit into the surface. That produces chalking, fading and a coating that has simply worn thin, not sheet peeling. If your south wall is faded and your north wall is peeling, you have two separate problems and they need two separate answers.

Peeling in a vertical band down one section of wall, particularly near a corner or under a roof detail, points at a specific leak rather than a general breathing problem. Follow it upward. Nine times out of ten there is a rusted scupper, a cracked parapet cap, a failed roof to wall flashing, or a downspout discharging straight onto the ground at the base of the wall.

Peeling in a horizontal band about knee height, all the way around, is irrigation. Sprinkler heads throwing a fine mist onto the wall every single morning will do this, and homeowners almost never suspect it because they are asleep when it happens.

The Expensive Mistake

The instinct, faced with a wall shedding paint, is to buy a tougher paint. Something thicker. Something that says waterproof on the label.

That is exactly backwards, and it is the single most expensive mistake we see on these houses. A tougher, less permeable coating traps more moisture, not less. The new film comes off the same way the old one did, usually faster because it went onto a surface that was already compromised, and now you have paid twice and the wall has been stripped and recoated for nothing.

The correct sequence is unglamorous and it is the only one that works. Find the water. Fix the water. Let the wall dry. Then coat it with a system that lets it keep drying.

Fixing the Water First

This is often not painting work at all, and we will tell you that plainly rather than quote around it.

Roof and parapet details are the big one on Revival houses, because the flat topped parapets and the decorative caps that give these homes their look are also the details most likely to be taking water into the wall. A cracked cap or an old mortar joint at the top of a parapet funnels water straight down inside the assembly.

Scuppers and downspouts are next. Cast iron or galvanized scuppers of that vintage rust through at the base, and a downspout that ends at grade against the wall soaks the bottom of it every time it rains.

Window heads and sills come third. Original wood windows in punched stucco openings frequently have no head flashing, and once the sealant at the head has hardened and split there is a direct path in.

Then irrigation, which is the cheapest thing on this list to fix and is regularly the whole answer.

Letting It Dry

If a wall has been sealed and wet for years, it does not dry in a weekend. Once the failed coating is off and the source is fixed, that plaster needs weeks of exposure before anything should go back over it. How long depends on how much water is in it, which we measure rather than guess.

This is the part of the job people find hardest to accept, because the house looks unfinished and half stripped while it happens. We understand that, and we still will not coat a wet wall. Every day of drying you skip is bought back with a repaint in two or three years.

Coating It So It Stays On

Once the wall is dry, the specification is about permeability first and appearance second.

On most sound older stucco, a quality breathable exterior acrylic over an alkali resistant primer is the right answer. Good color retention under this sun, reasonable perm rating, easy to maintain and recoat in a decade.

On a lime rich wall with a real moisture history, mineral silicate coatings are worth the extra cost. Rather than forming a film that sits on the surface, they bond chemically into the mineral substrate, they are extremely vapor open, and they hold color hard under UV. On a house that has already been through one sheet peeling failure, this is usually where we land.

Elastomeric still has a place. On dry, sound, modern cement stucco with fine map cracking, applied at the film build the manufacturer actually specifies rather than the two thin coats it usually gets, it is a strong system and it does what it claims. It just belongs on a different house from yours.

Cracks get dealt with before any of this. Hairline map cracking can be bridged. A crack you can get a fingernail into gets routed out to a clean V, dampened so the old plaster does not pull the water out of the repair, packed with a compatible patching mortar, and floated to match the surrounding texture. We sample the texture match on a hidden elevation and have you approve it dry, because wet texture always flatters the match.

One More Thing About Color

While the house is stripped, people naturally start thinking about color, and there is a practical note worth having.

Deep, saturated colors fade fastest here, and the reds, terracottas and strong ochres that suit a Revival house are among the worst offenders. Organic pigments in those ranges break down under sustained UV, and on a south or west elevation in the foothills the difference between that wall and the shaded side becomes obvious within a few years.

You do not have to give up the color. Choosing a slightly lighter, slightly less saturated version of it, in a coating with inorganic pigments where possible, buys years before anyone notices a difference between elevations. It is a small compromise at the sample stage that saves an early repaint.
